To facilitate the new Brims Construction Ltd Head Office, our team delivered the full refurbishment of the existing Ravensworth and Northumbria House buildings on the Team Valley Trading Estate.
Both properties had been vacant for a number of years and required extensive works to convert the spaces into modern corporate headquarters. Works included:
- Full internal strip out.
- Reconfiguration of the building into functional office spaces.
- Installation of 3 new kitchens, WC and welfare facilities.
- Renewal of mechanical, electrical and air conditioning infrastructure.
- Installation of new internal finishes.
- Demolition and reconstruction of entrance.
- External works including additional car parking and paving replacements.
- Energy-efficient lighting and EV charging provision.
- Landscaping.
Full strip-out was undertaken to both buildings, removing all existing internal elements and redundant M&E. New departmental zones were formed using dry-lining and glazed partitions, with the provision of 3no. new kitchens, new WC and shower facilities, vanity units and full and half height feature tiling. A lay-in grid ceiling system was adopted to maintain accessible service routes. Internal fit-out provided full decoration, LVT flooring, new fire-rated and non-fire-rated timber doors, acoustic timber panelling, glazed balustrading to the main staircase and a bespoke reception desk. Feature elements included imitation moss walls and matching timber joinery, with fire-stopping improvements undertaken as required.
The original entrance porches were demolished to slab level, with retained slabs and foundation adapted to suit the new extension footprint. A timber-frame structure was erected and over-clad with cement board and composite classing, complete with single-ply roof covering, integrated rainwater disposal and insulated curtain wall/door systems forming new weather-protected lobbies.
Externally, overgrown foliage was removed, along with root debris to provide suitable substrate for new planting. A diseased tree was also removed from site. Car park sections were uplifted to facilitate repairs, additional bays and the reinstatement of kerbing. Paving works included the formation of new paths, planters and breakout spacing.
