This project comprised a comprehensive refurbishment of an existing office and factory facility, delivering a modern, efficient, and upgraded working environment to support the client’s operational requirements. The refurbishment included the renewal of internal finishes, with new floor coverings and carpet tiles installed throughout the office and circulation areas. Existing ceilings were replaced, while new WC facilities were upgraded with new cubicles, IPS panels, and wall linings to provide improved functionality and durability.
The existing mezzanine structure was modified through the infilling of the previous decking system, allowing the space above to be repurposed. New partitions were constructed to create functional areas, with blockwork walls installed to segregate warehouse operations and improve the overall layout. New external windows were also installed above and below the mezzanine level, improving natural light, visibility, and the appearance of the building elevation.
The project included significant upgrades to the building services infrastructure, including new above and below ground drainage systems, alterations to the existing air conditioning system, and the installation of new air conditioning and heat recovery ventilation systems. These improvements enhanced environmental control, occupant comfort, and energy efficiency.
Electrical services were extended throughout the facility, with new tea points installed within open plan office areas. New doors, ironmongery, and associated finishing works completed the internal refurbishment.
To improve fire safety and meet current standards, new emergency exits were created, an external fire escape staircase was installed, and comprehensive firestopping works were completed throughout the premises. A dedicated Test Tank facility was also constructed within the factory area, incorporating the required building modifications and service provisions to support the client’s specialist operations.
