Brims Construction were appointed to carry out a comprehensive refurbishment project at the Drum Industrial Estate, a site originally developed in the 1960s and currently occupied by multiple tenants. A key challenge of the scheme was to ensure that all refurbishment works were completed while allowing the existing tenant units to remain fully operational throughout the duration of the project.
The scope of works was extensive and included the safe removal of asbestos-containing materials and the demolition of several existing structures. This included the two-storey part brick/part cladding office building located at the front of the industrial unit, as well as the existing entrance gatehouse. These demolitions were essential to modernise the site and improve its layout and functionality.
In addition, the existing steel canopy along the main frontage of the building was removed, along with a number of overhead doors. The resulting openings were carefully infilled, and the external brickwork was made good to ensure a clean and cohesive finish across the façade.
The project also involved the relocation of existing incoming services to facilitate the installation of new infrastructure. This included updated drainage systems, new service connections, and electrical installations. To enhance site security and accessibility, new electric access gates were installed, along with external lighting to improve visibility and safety across the estate.
Extensive groundworks and drainage upgrades were carried out to support the long-term operational needs of the site and ensure compliance with modern environmental standards.
