Prospect Place, Portland Street

Brims Construction delivered the construction of Prospect Place, a specialist supported housing development in Pelaw, Gateshead, providing 20 one-bedroom apartments together with communal and support facilities. The project involved the redevelopment of a challenging brownfield site with complex ground conditions, requiring extensive enabling works and specialist engineering solutions prior to construction.

The site presented significant challenges due to its previous quarry use, steep terrain, dense vegetation and areas of made ground. Brims Construction successfully managed the enabling works required to create a stable construction platform, including temporary and permanent drainage connections, earthworks, slope reinforcement, installation of a piling platform and construction of a gabion retaining wall. Due to the ground conditions, the building was founded on a specialist piled foundation solution using steel tubular piles and precast foundations. This provided a robust structural base and allowed construction to progress safely and efficiently.

The development was constructed using traditional methods, incorporating brick and block cavity walls, beam and block ground floors and hollowcore precast concrete first-floor slabs. Structural steelwork was integrated within the cavity wall construction to support the first-floor structure.

The roof was formed using traditional timber trusses with concrete roof tiles, with single ply membrane roofing installed to plantroom and terrace areas. External finishes included uPVC windows and composite doors. We coordinated the full internal fit-out, including partitions, doors, joinery, kitchens, bathrooms, flooring, decoration and final finishes.

A complete mechanical and electrical installation was delivered, including plumbing, underfloor heating, ventilation, lighting, electrical systems, emergency call systems, data, Wi-Fi, CCTV, Building Management Systems and solar panels. External works included new foul and surface water drainage, attenuation systems, access roads, car parking, footpaths, fencing, external lighting, CCTV, electric vehicle charging infrastructure and soft landscaping.
