Conversion of Existing Bonded Warehouse
into 24,000 sq.ft. luxury office accommodation

The works at Melbourne Street consisted of the refurbishment of an existing bonded warehouse, into 24,000 sq.ft. luxury office accommodation close to Newcastle City Centre. Having been previously used as a nightclub, the work comprised the demolition and structural alteration of the existing building structure, the creation of a new mezzanine level on the third floor and removing and replacing the entire roof structure to create a new roof top plant area. The contemporary office accommodation is provided over four floors. The top floor and new mezzanine level were ‘fitted out’ as bespoke offices for the client to a particularly high standard. An open gallery area was provided on the third floor which can be utilised for either office or exhibition space. All floors were fitted out with raised access flooring and were installed with containment and floor boxes with outlets for ready for quick and easy IT and data installation.
