Keel House Development, Newcastle

Brims Construction was appointed by the Adderstone Group in 2007 for the construction of Keel House, an exclusive development of 25,000 sq. ft. (2,322 sq. m.) of high specification office space and eight luxury apartments located in Newcastle city centre. Situated at an elevated position at Garth Heads, Keel House offers impressive views over the River Tyne and the Quayside. All floors offer highly impressive panoramic views over the Newcastle Quayside and the surrounding cityscape.
The five-storey development comprises a basement car park, two floors of offices and two floors of high specification apartments. The ground and first floors provide office accommodation with the second and third floors providing eight large, high specification, two-bedroom luxury apartments.
The piled reinforced concrete basement was constructed with a full height five-storey structural steel frame. Composite metal deck floors and precast stairs were installed between floors. The stunning exterior of the building is a mixture of modern materials, such as glazed curtain walling, rainscreen cladding and Brise Soleil, complemented with brickwork to blend with adjacent listed buildings such as The Keelmans Hospital. New statutory services and main drainage and cable diversions were also carried out.
The Client’s original budget for the scheme was considerably over budget, however we worked closely with the Client’s design team to value engineer the project which was delivered on time and with a substantial saving of £325,000.
